Overview

A townhome development proposed on the land beside Mallard Trace will bring 22 new 3-story homes with inadequate onsite parking among other concerns. The issue most likely to impact Mallard Trace residents is the proposed median and U-turn required to access the development. PLEASE join us in helping to encourage the developer to move the entrance to the light at Governor Hunt. Additional Information

All of us will be directly affected by the density and the traffic pattern changes that CDOT and NCDOT propose in relation to this development:

  • Entrance placed between ours and the light
  • right in – right out only
  • median to be installed on Mallard Creek “preventing the left into their development”
  • CDOT expects residents will perform a u-turn in the middle of Mallard Creek Road to get into their drive?!
  • This development does not have high enough volume to require traffic study
  • Estimate about 125 additional trips a day

I have reached out to Bright Horizons for their input and possible support in pushing for shared light access as a condition of project approval. This will be a huge ask and will require MUCH community input and engagement both with the state and the city as the developer will not be able to afford that added cost alone.

Please review the information I have put together. We would like to have a united front for the meeting with the developer. He has agreed to hold a second meeting (given that no one even knew about the first meeting really…) See the timeline/FAQ sheet I put together in the packet I have attached.

You should also know that a similar development was just approved in November for in front of Colvard Park. This is a development with 34, 2 and 3 story townhomes. An additional higher density (R-12) project has been approved for the same developer as is seeking approval beside Mallard Trace. It is located on the land where Mallard Creek is still Narrow in front of Chatham – between the Apartments and Galloway Road, with no timeline for NCDOT to begin that road widening project. If 2021-186 is granted, the total count of town homes between Gov. Hunt and Galloway Road will be 89 which will bring significant congestion.
